Description:
The course objectives are for students to: 1) describe the criterion Central Appraisal Districts use when determining if land qualifies for agricultural use; 2) summarize how rollback taxes are estimated; 3) calculate an estimate of rollback taxes; and 4) identify sources of support for agricultural production and tax questions. The subject matter is relevant for real estate license holders in the State of Texas as 75.98% of the land in Texas is involved with production agriculture. It is also estimated that 67% of these landowners are over the age of 55, and Texas will experience the largest intergenerational land transfer and potential change in land use over the next 10 years. Real estate license holders that are abreast of property tax requirements and the financial ramifications for transitioning land out of agriculture will be better prepared for this change.

Description:
The objective of this course is for attendees to gain an understanding of the differences between a Municipal Utility District (MUD), Planned Unit Development (PUD) and Public Improvement District (PID). Further objectives are for attendees to: understand how to find if a property is located in a special district; find the contact information for obtaining notice to provide to potential buyers of property located within a district; understand how each type of special district is funded by property owners; and distinguish what types of services each type of district provides. This subject matter is relevant to real estate license holders as providing notice is required in real estate transactions for property located within a special district. Further, being able to describe the districts will lead to better informed buyers.

Texas VA Home Loans
This course is designed to provide Real Estate Licensees with in-depth knowledge and understanding of the VA Home Loan Guaranty Program as well as the Texas Veterans Housing Assistance Program – the two most commonly used home loans for Texas military veterans. We discuss in depth the VA loan benefits, the pre-approval process, making offers, inspections, and using VA with VHAP, so that Realtors can better assist military home buyers as well as sellers who received VA offers on their homes. This special three hour course includes exercises after each section, to be completed in small groups and reviewed out loud with the instructor, further reinforcing Realtor retention and understanding.
